SEGRO Logistics Park Northampton
SEGRO Logistics Park Northampton (SLPN) is a 600-acre logistics hub strategically located adjacent to Junction 15 of the M1 motorway. Designed to deliver over 5 million sq ft of state-of-the-art distribution space, SLPN integrates a 35-acre Strategic Rail Freight Interchange (SRFI), enabling efficient, low-carbon freight movement across the UK and Europe. The development is underpinned by SEGRO’s Responsible SEGRO framework, focusing on championing low-carbon growth, investing in local communities, and nurturing talent.
Growth and Development: Since commencing infrastructure works in 2021, SLPN has achieved significant milestones and is on track for full competition by 2028:
- Secured its first major customer, Yusen Logistics UK, which has leased a 1.2 million sq ft unit – its largest facility globally and the biggest warehouse in the Midlands.
- Completed key infrastructure improvements, including upgrades to M1 Junction 15, the A45, and the A508, enhancing connectivity and traffic flow.
- Advanced the construction of the SRFI, with the rail terminal fully operational this year.
- Continued construction of large-scale warehouse units, ranging from 530,000 sq ft to 1.2 million sq ft.
- Further enhancement of the SRFI, operated by Maritime Transport, to accommodate up to 16 daily trains, facilitating direct access to major UK ports and the Channel Tunnel.
- Ongoing implementation of sustainability initiatives, including the development of over 80 acres of parkland, 18km of footpaths, and the planting of 60,000 new trees to support local biodiversity.
Why West Northants is the perfect location: The team at SEGRO believe that West Northants offers advantages for logistics operations. The close proximity to the M1 Motorway allows them reach to 90% of the UK population within approximately four hours’ drive time. The central location also provides them with excellent access to major ports, airports and rail networks, enhancing multimodal transportation options. The team also value the easy access to a robust local workforce, with over 500,000 people within a 30-minute drive, supporting diverse employment needs.
Future of the Logistics Industry: The logistics industry is evolving rapidly, with a focus on sustainability, technological integration and supply chain resilience. SLPN is at the forefront of this transformation by:
- Achieving net-zero carbon in the construction of all units and supporting infrastructure through innovative building practices and carbon offset initiatives.
- Incorporating renewable energy solutions, such as extensive photovoltaic panel installations and electric vehicle charging infrastructure.
- Developing facilities that meet high sustainability standards, targeting BREEAM ‘Excellent’ ratings.
